A good mix of tillable and timber have made this property an exceptional habitat for a trophy whitetail. The timber makes for some great pinch points and travel corridors. The current owners have a blind set up on the property and there is great space for food plots. Currently, the tillable is planted in alfalfa and is bringing in one bale per acre. The income potential off this property is very promising as the overall crop productivity index is 66.4 and is mainly all high ground. The property has not been fertilized in the past 3-4 years and with this also comes potential. Fertilizing the acreage would increase the yields or leaving it unfertilized for a couple more years to be able to certify it organic for livestock or crop. But the main draw to the land is the habitat for hunting.
